4 to 7 nights: $85.50 per night

KING SIZE ROOM (TWO FULL ROOMS) GUESTROOM WITH KING SIZE BED AND FULL SIZE BED (WHOLE BOTTOM FLOOR)

15 nights or more: $77 per night

* Friday and Saturday nights are 30% more. Additional persons in a room are $15 more per person per night. All rates quoted above are for one person in a room. Also, some holidays are 10%-30% more.

We have a very nicely furnished 5 bedroom home on three floors. We added a bathroom a year ago, so now all of our rooms now have their own bathroom too!!!

The top floor has two guest bedrooms and also a living room and two bathrooms. All rooms have a computer and Printer that have FREE high speed Internet access and a TV. All bedrooms and the living room on this top floor have their own TVs. Please remember that every bedroom in our B and B has a Computer and a Printer with High Speed Internet Access and 25 other free Amenities!!

The Queen size room has a queen size bed and a single bed. The Suite has a King size bed in the bedroom a a full size Futon in the living room that converts to a bed. It also has an Italian Sofa!

The second floor has a dining room, kitchen, two extra rooms where the host lives and two more televisions too.

The first floor has our third guest bed room which is actually two rooms in one! It has a bedroom and a private bathroom and it also has a Star Wars Pinball Machine (the first holographic pinball ever). The first floor is about 500-600 square feet. There is also a 36" Sony TV in the bedroom on this first or bottom floor, and a smaller Flat Screen TV in the second adjoining room.

If they wish to, all guests may use the Pinball when the King size room is not at home of course! (-: On this first floor there is also a computer that has high speed Internet for free usage too.

Also available to all guests who stay on the first floor is our backyard that has a gazebo included! There is also a magnificent king size bed in the first floor bedroom with a full size bed in the adjoining room.

There are ten phones in the house so each guest will have their own phone as well as their own TV of course. This first floor room also has a CD player also and lots of movies to choose from also!

We have Comcast's best Premium Package so our cable TV in all rooms has just about every movie channel that Comcast offers. (HBO, Showtime, Cinemax, The Movie Channel, Encore, Stars, etc.) We also have ON DEMAND so that means that everyone can choose from over 1000 movies on all our premium channels at no extra charge!!!

Policies

No minimum stay required in many cases.

We do sometimes accept bedandbreakfast.com gift cards; however, we do not accept these gift cards for any special promotions or special offers.

Smoking is allowed in limited areas (We have a backyard in one room for smoking and another room has a balcony where you can smoke, The third room you must leave the house if you want to smoke.)

No pets allowed.

Children are welcome (We have two 9 year old boys so all children are welcome.)

Childcare is provided (We will get you a reliable babysitter for $10 per hour.)

Deposit amount required (20% or 100% of the room charge will be charged to your credit card immediately or within 24 hours after your reservation. If you pay cash on departure, a credit will be given.)

Open all year. Please also note that certain times of the year that management reserves the right to require a minimum of two persons in any and/or all rooms.

Check in time is 3:00 PM and Check out time is NOON However, please call or E-mail us if you need to check out late on your day of departure or if you need to arrive early on your arrival date. In almost all cases we will probably be able to accommodate you.

Cancellations and changes:

If you cancel or change dates more than 31 days before your arrival date then an 80% refund will be given if the total cost of your visit is over $500. We have the cheapest prices in the NYC area so we have to be quite strict about our cancellation and change of date policies. Within 24 hours after you book your room we will charge your credit card 100% of your visit and most likely no refunds will be given unless you cancel or change your dates more than 31 days before the date of your arrival. If you cancel or change dates within 7 days of your arrival date, no refunds whatsoever are given. If you cancel or change your dates more than 31 days before your arrival date and the total cost of your visit is over $500 then an 80% refund of the total reservation will be given. However, no refunds will be given at all if you cancel or change your dates as we stated above unless we book someone else in your room for that night or nights at the same rate; then a partial refund may be given to you within 48 hours for 50% of the same rate that we were able to reserve the room for after we have booked another guest in the room you had already paid for. Please also note that no refunds whatsoever will be given to any reservations when we are having special promotions or if the total cost of your visit is under $500 or if the cancellation was made within 7 days of the arrival date. Special promotions are all promotions where the rate for one night for one person is forty nine dollars per night or less plus tax. Please also note that all changes in the number of guests must be made more than 31 days before your arrival date. You will be charged the full amount of the original number of guests that are on your invoice unless the decrease is made more than 31 days prior to your arrival date. Also, please note that we have no exceptions to our strict cancellation policies. Also, please note that no refunds will be made even if there is a death or illness in the family or if there is a hurricane or tornado or flood or earthquake or other natural disaster or any other reason whatsoever that prevents you from staying with us. Please buy insurance for such circumstances if you want to receive refunds for these rare occurrences.

Please remember that a 20% administrative fee of the total reservation will be charged to all cancellations that are canceled 24 hours or more after your credit card has been charged for the days of your stay with us. There is no charge whatsoever if you reserve a room and cancel within 24 hours as long as the reservation is made more than 7 days in advance. If you make your reservation within 7 days of your arrival date the full amount of your stay will be charged to your card immediately and there will be a full 100% cancellation fee as soon as your room is reserved. Therefore, please make sure you are definitely going to be staying with us all the days you reserve if you reserve within a week of your arrival.

If you reserve your room more than 90 days in advance, you may request us to not charge you the full amount immediately if your stay is more than 4 days and the cost of your stay is over five hundred dollars. We can only charge your card 20% if you request this before you make your reservation. Then we will charge your credit card only 20% of the total cost of your stay when you book the reservation instead of the entire bill. If you cancel your reservation more than 31 days before your arrival date, then we keep only this 20% administrative fee. You will not be charged the 80% remaining balance. However, about a month or a few days before a month of your arrival date the remaining 80% balance will be charged to your card and then all policies above will apply.

*We state that "If you are not 100% happy with our rates & great value we will refund you all your money!" This only applies to reservations made through our own web site on line here or when you call us 14 days or more in advance and the reservation is booked at our regular room rates. This does not apply to special promotional rates when rooms are $49 for one person or less on our site. Also, you must stay at our place for one night for this refund to occur and you must let us know that you want to leave within the first 24 hours of your visit with us.

ABOUT OUR FREE PARKING

If you have a car you can usually park in our gated driveway for free. We have two spaces for our 3 guestrooms for our guests to use. Almost always, these two spots are more than enough. Since we started the B&B we have seldom had 3 guests with cars at the same time; therefore, the chances are probably close to 90% that you will usually get a space to park in our driveway. The first 2 guests to arrive each day get the use of the driveway if there is the rare circumstance that we get all three guests having cars on any particular day. However, if that slim chance occurs that we do get 3 guests with cars at one time, and you are the third car to arrive that day, we still have free parking for you right in front of the B and B or very nearby in the street. If it is necessary for you to park in the street, to make sure you don't get any tickets please make sure that you always park on the side of the street where there is no street cleaning. Also, if you have to park in the street, ask us for a Yellow Daily Visitors Parking Permit. We will give you one Yellow Daily Visitor Parking Permit for free daily that you put on your mirror in your car each day. This will stop you from getting tickets which you get if you park over two hours on any of our streets in Jersey City.
